Rental Policies

Our key houseboat rental policies are outlined below.  However, we encourage you to read through our complete rental documents.  Signing of these documents is required at check-in.  Print from here:   

Rental Deposit - To reserve your houseboat vacation, we require a deposit of 1/3 of the total rental amount, with the balance due at check-in.    

Refunds & Cancellation Policy -

Cancellation Notice of more than 30 days:     Full Refund of deposit less $50 processing fee

Cancellation Notice of 14-30 days:                   50% Refund of deposit

Cancellation Notice of less than 14 days:        Entire deposit is forfeited

We do not refund any money due to weather or lake conditions. 

Damage Deposit – A refundable Damage Deposit of $300 (cash or credit card on file) is due at check-in.  Your damage deposit will be used for any extra cleaning, outstanding charges or loss or damage to the boat.  

Maximum Occupancy – Sleeping for 8.  The boat has four queen beds and no sleeper sofa.  Maximum occupancy is 10.  (Bring an air mattress if an extra bed is needed.)  

Check-in and Boarding -  Check-in is any time between 9:00 a.m. - noon on the day of departure.  

Orientation -  Prior to departure, a required orientation lasting about an hour will be given to you by the Sutton Lake Marina Dock Master.  The orientation includes a review of the location and operation of all houseboat switches, controls, amenities, and safety equipment.   The orientation also includes a test ride with you at the helm, overseen by the Dock Master.  You will not be “turned loose” with the boat until you are fully comfortable operating the boat. 


Fuel -  The boat goes out full of fuel and you pay for only the amount you use.  We suggest budgeting $60-70/day for fuel.  Fuel usage varies depending upon how the boat is used and how much the generator is operated.  Both engines plus the generator use fuel.   


Smoking – Smoking is allowed on the upper deck only.  It is prohibited in the cabin and on the lower decks.  


Pets – We love pets, but our houseboats are pet free.

Cell Phones -  Cell phone service is usually only available in the coves closest to the marina.  The best cell service on the lake is AT&T and Sprint.

Trips back to the Marina - The houseboat may only be docked at the marina by marina staff and we generally only have the necessary staff for docking the boat the day of your departure and the day of your return.  


We encourage renters to make use of smaller speedier watercraft to accommodate trips back to the marina or if you anticipate wanting to make a trip to town for shopping.  We offer reduced rental rates on pontoons for houseboat guests (or you may bring your own small boat).  

Shuttle Service - We try to accommodate the shuttling of guests and supplies to and from houseboats during our normal business hours, 9:00 a.m. - 6:00 p.m.  No shuttle service is available outside of these hours.  We offer -

  • One trip during your stay to either of the two coves closest to the marina (Wolf Creek or Lower Flatwoods Run) at no charge.  Additional deliveries/pick-ups from either of these locations is $50.  Delivery/pick-up is not available from any other location on the lake.

  • Delivery/pick-up from the no wake zone adjacent to the marina is available during business hours, 9:00 a.m. - 6:00 p.m. at no charge.

Boat Return Procedures - Houseboats are due back by 3:00 p.m. the final day of the rental.  We request that you call ahead, or pre-schedule, your arrival time in the no-wake zone.  A Sutton Lake Marina employee will meet you and bring the houseboat into the dock.  Docking by a marina employee is required.  

Housekeeping - We kindly request all houseboat renters to take care of the following housekeeping items:

  • Place all used linens in laundry bags provided and place on back deck of boat.

  • Remove all trash and place in bags provided.  Put bags on back deck of boat.

  • Clean out refrigerators, coolers, dishes, and cookware of all food, ice, etc.

  • Wash dishes and cookware.

  • Proper operation of toilets upon return is the renter’s responsibility.

  • Notify staff of any damages.
